[ARCHIVED] Inspections for private residences to resume on Monday


On June 15, the City of Brighton’s Building Division will resume inspections in private residences after COVID-19-related health and safety concerns put inspections temporarily on hold. This includes inspections for basement finishes, air conditioning, water heaters, furnaces, and any interior work that has been permitted and has been called-in for inspection. 

The Building Division will contact the homeowner or contractor to schedule the inspection before it’s assigned to an inspector. On the morning of the inspection, the inspector will call to schedule a time window for that day. It’s requested that anyone who is ill or subject to quarantine cancel and reschedule the inspection. Please maintain social distancing and wear a face mask during the inspector’s visit.

Building permits give an owner or authorized agent legal permission to start construction of a building project in accordance with approved drawings and specifications based on applicable building codes. While it may be tempting to forge ahead with a simple improvement project without spending additional time and money obtaining a building permit, there are many significant factors that a home or building owner should first consider. 

Obtaining a permit for a project not only ensures compliance with City standards and prevents future violations, but also provides homeowners and community members with assurances that the construction was carried out correctly, is safe, and conforms to neighborhood aesthetics. In situations where damages occur and replacements or repairs are needed, it’s possible that property insurance will not cover the costs if a project was not properly permitted or inspected. Additionally, if any type of lawsuit were to arise involving a home improvement project, those that have been permitted would have proper documentation showing that the work was done legally and correctly. When selling a home, proof of permits for any improvements may be requested or required from buyers and finance companies. Understandably, properties with proof of permitted improvements are highly desired and therefore enjoy a higher value, whereas those with no prior permitting may have difficulty selling, have a lower value, or first require costly repairs or the work to be torn down.

The process for receiving a building permit is relatively simple. Any owner or authorized agent who intends to carry out construction, repairs, or alterations must first submit an application for a building permit in order to have the work reviewed by a building official as well as any other applicable departments. It’s first recommended to contact Brighton’s Building Division to verify that a permit is required and become aware of supplementary documentation that may be needed with the application. Once all necessary documents are gathered, the application can be submitted for review. If all requirements are met, then the application is eligible for issuance after the value-based fee has been paid. If an application does not meet the minimum standards, the corresponding department will provide comments explaining what revisions are required for approval. Throughout construction, on-site inspections are carried out to ensure the work performed conforms to what was approved on the application and plans. Upon accurate completion of the project, the code official will provide documentation reflecting the project has been finished and complies with current code standards.
